The Construction Manager at Risk (CMAR) project delivery method involves the owner hiring a construction manager early in the building process—typically during the preconstruction phase to serve as a consultant or contractor during the completion of the project. In addition, The CMAR will manage the project throughout each phase, ensuring it stays within budget and on schedule.
Utilizing the Construction Management at Risk approach guarantees the project’s cost at an early stage in the preconstruction phase. Therefore, the CMAR acts as the owner’s agent and is also responsible for cost control. The owner holds a contract with the Architect and the CMAR. If done correctly, the CMAR will provide input to the owner on costs, constructibility, and life-cycle costs prior to the completion of construction documents.
